The Pigeonnier du Bordial is located 1.5 km from the charming village of Cadouin, whose 12th-century abbey is classified as a UNESCO World Heritage site. In Cadouin, you will find a bakery and restaurants. The equally charming bastide of Molières is located 3 km away. In general, the location is ideal for visiting the major tourist attractions of the Dordogne Valley (Sarlat, Domme, La Roque Gageac, Beynac...) and the somewhat forgotten but equally charming bastides of the Bessède Valley (Beaumont, Villefranche, Biron...).

With a total surface area of approximately 250m², the house consists of a ground floor and an upper floor. On the ground floor, you will find:

• A living room of 80m² comprising a dining room (with a solid wood table and buffet), a comfortable sitting area around the fireplace (with a corner sofa, coffee table, and grand piano), and a second alcove sitting area (with a sofa, satellite TV, and coffee table). The living room overlooks the park.
• A large kitchen with a gas stove, microwave, tableware, and all necessary appliances. The dining room opens onto the garden patio.
• 1st bedroom: a double bed (140cm) with bedside tables, a wardrobe, and storage furniture. It offers an east-facing view of the garden.

• From the hall, a large staircase leads to a spacious landing.

Upstairs, you will find:

• 3rd bedroom: a family room with 1 queen-size bed (160cm), 2 single beds (90cm), bedside tables, wardrobes, and storage furniture. It offers a superb view of the park and also has a private shower room with a walk-in shower and double sink.
• 4th bedroom: a large room with a queen-size bed (160cm), a single bed (90cm), bedside tables, a console, storage furniture, a sofa, a coffee table, and chairs. It also has a private shower room with a double sink and offers the same superb view of the park.
• 5th bedroom: more intimate, with exposed beams, it consists of a double bed (140 cm), bedside tables, a wardrobe, a chest of drawers, and a television. It offers an east-facing view of the garden. It has an en-suite bathroom.
• Toilets are located on the landing.

The house is furnished very meticulously with a mix of antiques and modern French wooden furniture.

Once outside the house, you will appreciate the well-maintained large park, including extensive lawns and numerous mature trees and bushes, including boxwoods and olive trees. A charming dining area is located under four majestic plane trees. It is equipped with garden furniture and a barbecue so you can enjoy your meals outdoors. A few meters away is a private swimming pool of 12mx6m. Behind the house, there is parking for at least 4 cars.
